    RENTAL PRICES IN TENERIFE

Rental prices in Tenerife are partly influenced and subject to the index determined by the national government.

The Instituto Nacional de Estadística (INE) has published the rental price index for Tenerife for 2025 on its website. This new tool aims to balance the housing market and prevent rental price increases. The reference index for the annual revision of rental contracts has been set at 2.20 percent year-on-year and directly affects rental agreements signed after May 25, 2023.

    Tenant Protection

Inflation has a direct impact on rental prices, as it increases the costs of living and property maintenance. When inflation rises, rental prices often follow suit as landlords pass on the increased costs, such as taxes, insurance, and maintenance, to tenants. This can create a vicious cycle where tenants face higher expenses while their purchasing power decreases.

For example, if a tenant paid a monthly rent of €800 in 2023 and inflation was 3%, the rent could increase to €824 per month in 2024, resulting in an additional annual burden of €288 for the tenant. This dynamic highlights the importance of regulations, such as the recently established 2.20% rental index, to keep rent increases in check and protect tenants from excessive financial pressure.

    Old and New Contracts

In tourism-driven regions like the Canary Islands, the new index can provide relief for tenants. This limit aims to prevent disproportionate increases in an already challenging market, particularly in urban areas like Palma, where housing demand significantly exceeds supply.

According to recent data, the application of the new index will impact a large portion of tenants on the islands, particularly those who have signed contracts since mid-2023. Contracts signed before this date will continue to be adjusted based on the terms of the agreement, still capped at 2 percent.

    Predictable Mechanism

The new reference index combines the Consumer Price Index (CPI), underlying inflation, and economic parameters proposed by the Ministry of Economy and the Ministry of Housing. This balanced system aims to address both the needs of tenants and the stability of the rental market, while limiting rental price increases in a high-inflation context.

In 2024, rental prices were exceptionally capped at a maximum increase of 3%, a measure introduced to mitigate the economic impact of the war in Ukraine. The new index now establishes a more predictable and tailored mechanism that aligns with current conditions.

Sources within the Ministry of Housing have stated that this dual system “ensures that previous agreements prior to the Housing Law are respected” while also introducing a fairer framework for new contracts. I have always given Tenerife a central place and have managed to weave the island into my texts within my editorial and journalistic network. The island, which I have been in love with for decades, has seduced me into writing three books, several reading pamphlets, and thousands of articles, columns, and prose. Information and news are the products, pen and paper are the tools, while engagement is the glue. I want to share the result with everyone. I had to discover it first, then I could articulate it because we are tied to our origins by a thousand threads. Not me..., I was just born in the wrong place. © All works are copyrighted.
