    RENOVATION PROJECT LA LAGUNA

One of the largest renovation projects in Tenerife is about to get underway in La Laguna. In the El Cardonal neighbourhood, no fewer than 49 apartment blocks containing a total of 438 homes are set to undergo extensive renovation. The project will cost more than €25 million and is intended to give both the buildings and the surrounding neighbourhood a major upgrade.

Neighbourhood more than fifty years old

El Cardonal is a residential area that is now more than fifty years old. As a result, many of the apartment buildings are in need of substantial renovation. The project involves much more than a fresh coat of paint or minor repairs. The works will focus, among other things, on the structural condition of the buildings, insulation, accessibility and various technical installations.

Roofs will also be waterproofed again, while windows and exterior fittings will be replaced where necessary. In addition, elements containing asbestos will be removed. An important part of the project is the improvement of energy efficiency, which should help reduce the energy consumption of the homes in the future.

The surrounding area will also be improved

The project is not limited to the apartment buildings themselves. It also includes the redesign and improvement of the public spaces surrounding the buildings. The aim is to make the entire residential environment more comfortable and attractive.

The works have been divided into five separate contracts. Four of these concern the renovation of the buildings themselves, while the fifth is specifically dedicated to upgrading the public spaces.

The contracts have already been awarded. Once the statutory period for the final signing of the agreements has passed, the municipality intends to ensure that the works can begin before the end of 2026.

    More than €25 million

The total cost of the project amounts to approximately €25.09 million. The municipality of La Laguna will contribute almost €12.95 million. Additional funding will come, among other sources, from European Next Generation funds and the Cabildo de Tenerife.

What is particularly notable is that all 438 homes are privately owned. Even so, the residents themselves will only have to contribute a small share of the renovation costs.

The combined contribution from all property owners amounts to €173,632.50, which represents around 0.69% of the total budget. For residents who are officially considered financially vulnerable, this contribution may be reduced even further or may even be waived entirely.

    More older neighbourhoods to follow

El Cardonal is not an isolated case. La Laguna has been working for several years on the renovation of older residential neighbourhoods. Projects are also planned or already underway in areas including La Verdellada, Padre Anchieta, Princesa Yballa-La Florida and San Luis Gonzaga.

This is particularly relevant for Tenerife, as a significant proportion of the island’s housing stock was built several decades ago. Rather than demolishing existing buildings, there is an increasing focus on renovation, improved insulation and modernisation.

For the hundreds of families living in El Cardonal, the project mainly means that both their homes and their wider living environment will undergo major changes in the coming years. If the schedule is met, the first works will begin later this year.
