Santa Cruz de Tenerife is trying to reduce the number of vacant shops in its commercial streets with a new digital system. Owners of empty commercial premises can now add their property to a municipal database free of charge. A total of 82 available premises have already been registered. The city hopes not only to help entrepreneurs in their search for suitable business premises, but also to make several shopping areas more attractive again.
All information in one place
The new system was launched this summer by the Sociedad de Desarrollo, the municipal organisation responsible for economic development and support for local businesses. It forms part of the website santacruzescomercio.com.
Owners, landlords or their representatives can register a vacant property themselves. They can add information such as photographs, the size of the premises, the rental or sale price and availability. If the conditions change, the details can be updated. Once a property has been rented or sold, the listing can also be removed.
This gives interested entrepreneurs an overview of available commercial spaces without having to search through various property websites or walk through different streets themselves.
Checks before publication
Although the owner enters the information personally, a property does not automatically appear online. Staff from the Sociedad de Desarrollo first check the information provided. In this way, the municipality wants to ensure that the details remain as reliable, complete and up to date as possible.
This is important because, according to the municipality, traditional lists of vacant premises can quickly become outdated. A commercial unit may already have been rented out, for example, or the asking price may have changed. With the new system, part of the responsibility for keeping the information up to date lies with the owner.
Rambla and Salamanca
The initiative forms part of a programme aimed at revitalising the Rambla and Salamanca commercial areas. Long-term vacant premises are a particular problem in traditional shopping districts. They not only reduce economic activity, but can also affect the appearance and atmosphere of the streets over time.
The municipality therefore hopes to put owners of unused premises directly in contact with people who want to open a new shop, service business or other commercial project.
Mayor José Manuel Bermúdez has stressed that the system is intended to reduce vacancies and encourage entrepreneurship. For property owners, another advantage is that inclusion in the municipal directory is completely free of charge.
82 premises available
The so-called Directorio de Locales VacÃos currently contains 82 registered commercial premises. That number may continue to change over the coming months as new owners register their properties or existing premises are rented out again.
For anyone planning to start a business in Santa Cruz, the system provides a new way to explore the available options. At the same time, the capital hopes to bring vacant commercial premises back into use more quickly and help keep its traditional shopping districts lively.
